Our thorough exterior and interior checks ensure proper maintenance, while our proactive approach helps identify potential issues before they become problems. When a member leaves we get the room cleaned within 48 hours and ready for the next move-in.

With our extensive experience placing members, we know exactly what to look for when approving a new member. We ensure a smooth move-in once a member is approved by us and PadSplit. Delinquencies & Evictions
We monitor all delinquencies and attempt to resolve first with the member. In many instances we are able to work out a payment plan. If they do not bring their rent current, then we move to the next step to explore professional legal options. With our team by your side, navigating the eviction process doesn’t have to be a hassle. Once a member has been vacated from the property we will manage getting the room ready and filled by a new member as quickly as possible.

Financial Reporting
Our dedicated team ensures your finances are meticulously maintained, including monthly operating statements. You can request a quick, financial snapshot to see how your property is performing at any time. Our monthly financial reporting includes essential documents such as income statements, operating expenses, delinquency reports, occupancy ratio and rent rolls.
